The project consists of sixteen 16 existing two-story apartment structures constructed in 1974. The scope of the work includes complete rehabilitation of 208 residential dwelling units, construction of two 2 new community buildings, construction of a new pool, construction of a new playground and a number of other site improvements. Rehabilitation work includes, but is not limited to: replacement of up to 25% of all exterior and interior load bearing walls; floor joist repair/replacement, subfloor replacement; complete roof replacements; replacement of all appliances and all kitchen cabinets; replacement of toilets, baths, showers, sinks and all bathroom cabinets; window, wall and flooring replacements; replacement of all electrical and all plumbing systems; additional of fire suppression and alarm systems; and replacement of landscaping and parking lots as needed. The project is required to be constructed to comply with Energy Star V3.0 (including certification) as well as demonstrate compliance with 26 points from LEED for Homes.
